PARKING REMINDER
Sawmill HOA enforces strict parking regulations within the community. While we understand that parking can be limited, we want to help you avoid any potential fines or towing. Please follow these HOA guidelines:

-Park on the driveway garage whenever possible
-Pull fully into the driveway
-Use nearby street parking when needed (no alleyways), follow parking signs
-No double parking
-No parking on landscaped or undeveloped areas
IMPORTANT NOTICE
Vehicles parked outside of these guidelines may be ticketed or towed by the Sawmill Condo HOA.

The security of you, your rental, and the associated belongings are a high priority to us. We ask that you keep the door closed and locked at all times,

Keeping Your Rental Cool During the Heat:
During the warmest months of the year, these helpful tips will keep your rental cool and assist the AC unit in doing it's job:
Ensure doors and windows remain CLOSED as much as possible. Be sure to remind your kids of this, too. Doors open for even 30 seconds can warm the unit up a few degrees.
Keep blinds closed on windows that receive a lot of sunlight. Starting this at the beginning of the day is most helpful.
Never turn the thermostat below 70 as that will cause the unit to freeze in extreme heat.
While we encourage you to enjoy the kitchen provided, keep in mind that using the oven will increase the air temperature a bit.
As a note, we begin cooling your rental at midnight the day of your arrival. We set the temperature to 72 (which is the equivalent to 69/70 in non-desert environments). Most guests find this a comfortable temperature and even a little cold for some. Feel free to adjust the thermostat by a few degrees to find a setting that's comfortable for you but keep in mind that changing it too drastically (beyond 2 degrees) will not cool the home faster but only potentially freeze the lines. Adjusting by increments is always best. Staying ahead of the heat by keeping doors and windows closed and lowering blinds is the best way to keep your rental at a comfortable temperature during your stay. Router Location
The router is located in the cabinet under the tv in the family room.
AC/Heat Instructions
Setting the AC below 70° may cause the unit to freeze up resulting in a service call. Guests may also be without AC for an extended period of time as we wait for a vendor to come out. Please keep doors and windows shut while running the AC and utilize the ceiling fans. In two-story homes, please make sure both thermostats (upstairs & downstairs) are in the same operating mode - both set to heat or cooling - and set to be within 5 degrees of each other. Upon departure, please set the AC to 78° (April – October) or the heat to 60° (November – March).
Trash Instructions
The trash can is located in the Northwest corner of the property and is a common can. Please ensure trash is left inside and the lid shuts. please take your trash to the community dumpster as needed. Thank you!
Complimentary Items
Some complimentary items such as trash bags, toilet paper, shampoos, and laundry detergent are left for your convenience. We supply sufficient for a 2-3 day stay. When supplies run out, we encourage you to purchase additional supplies for the duration of your stay.

Damage Protection
Please report any damaged or non-working items during your stay. Certain accidentally damaged items may be reviewed for coverage under our Accidental Damage Protection Plan. If you accidentally damage something in the unit, contact Passaro Leasing Vacation Rentals at info@passaroleasing.com or at 801-735-7197 or message through the Airbnb portal.
Service Calls
All effort has been made to keep appliances, electronics, plumbing, and air conditioning in working order prior to your arrival. If any maintenance issues should arise that do not need to be immediately addressed, please email us at info@passaroleasing.com and we will address them the next business day. In case of emergency, call our emergency line at 801-735-7197
Early Check-In & Late Check-Out
We are pleased to offer early check-ins and late check-outs when available, for $50/hr. This can only be granted 24 hours prior to arrival or departure by calling our office at 801-735-7197 or messaging through the Airbnb portal.
Furniture
Please protect the furniture and carpets by refraining from eating anywhere besides the hardwood/tiled areas. Do not place wet clothing and towels on the furniture or glass. Chlorine or other chemicals can cause permanent damage to the furniture. We also ask that you do NOT take indoor furniture outside.
No Smoking or Vaping
Smoking or vaping in the unit, on the patio, or in the garage is prohibited. If you must smoke, please do so outside of the community. Violating this policy will result in a $500 fine + all additional cleaning fees required to remove all traces of smoke.

Pet Policy
No pets are allowed in this property. We ask that you do not bring any animals inside of the property. Violating this policy may result in a $500 fine + all additional cleaning fees required to remove all traces of animals

Service Animals and Emotional Support Animals
Passaro Leasing Vacation Rentals is happy to accommodate service animals with no additional pet fees. Unfortunately, we do not allow emotional support animals. Guests will be financially responsible for any damage caused by animals, whether service animals, emotional support animals, or family pets.
Occupancy Adherence
Occupancy, including infants or visitors, can never exceed 8.
Sport Courts & Equipment
If applicable to the community you are visiting: Sports courts are available on a first-come-first-serve basis. Any sports equipment that is provided in your unit is for your enjoyment. We simply ask that you return it to the property before your departure.
